Why it matters
Even in your climate, cooling failures are the expensive kind: they cluster in heat waves, when service calls are premium-priced and parts are backordered.
The pattern we see over and over: a $150 spring visit finds the weak capacitor in April. Skipping it means the same part fails July 4th weekend as an emergency call — plus the compressor damage it caused on the way out.

A dirty condenser coil makes the compressor run hot all summer. Compressors don't fail on the first hot day — they fail on the tenth 95° afternoon in a row, when every HVAC company in town is booked and replacement pricing peaks.

You'll need: Garden hose, Fresh air filter (check your size — it's printed on the old one).
Two things every homeowner should do regardless of who services the system:
- Filter. Replace it now, then mark the schedule we've set for your filter type. A choked filter is the #1 preventable cause of frozen coils and burned blower motors.
- Condenser rinse. At the outdoor unit: kill power at the disconnect box next to it, then gently hose the fins from the outside (not a pressure washer — it folds the fins). Clear leaves, grass clippings, and anything growing within 2 feet. Cottonwood fluff season? Rinse again after.
That's it. Refrigerant, electrical, and coil deep-cleaning are the pro visit — gauges and a license are not DIY territory.

A legitimate cooling tune-up runs $90–$180 in your area and should take 45+ minutes. Under 20 minutes is a filter change and an invoice.
The refrigerant line is where homeowners get taken: "topping off" refrigerant every year is not maintenance — it's paying to keep a leak. If a tech says you're low, the next sentence should be about finding the leak, not scheduling next year's top-off. And know that maintenance-plan memberships mostly buy priority scheduling, not better work; they're worth it in hot climates, skippable elsewhere.
Ask the tech
- What were the refrigerant pressures, and are they in spec? (You want numbers, not 'looked fine.')
- What's the capacitor reading versus its rating?
- Did you clean the condenser coil or just rinse the outside?
Red flags you're being upsold
- 'You're low on refrigerant, we topped it off' with no leak search — refrigerant doesn't get used up; low means a leak.
- A new-system pitch for a unit under 10 years old that's still cooling.
- Capacitor replacement quoted over $350 — it's a $20 part and 15 minutes.
Second opinion time: Any replacement quote over $6,000, or any repair over $1,200 on a system under 12 years old.
The call
Split the difference: DIY the filter and the coil rinse every spring, and hire the full checkup every other year — annually once the system passes 10 years old.
